  • The Royal Sands Koh Rong is an all-villa resort comprising of 67 units on Cambodia’s second largest island, Koh Rong. There are 30 villas featuring their own personal pools. The 5-star resort spans a 550-meter stretch of pristine, soft, white sandy beach which descends into crystal-clear turquoise water. The resort is located an hour by the resort’s own catamaran west of Sihanoukville in the Gulf of Thailand.
  • The property was built to the highest standards on 7.2 hectares of land and has set the benchmark for future beach resorts in Cambodia with the resort located an hour off the coast of Sihanoukville, the environment has been a prime concern, even before the resort was built.
  • On first seeing the untouched beachfront property, co-owner Luzi Matzig said: "It was by accident that we came across this beautiful piece of land. A Cambodian friend brought us around the coast. We came to Koh Rong, saw the beach and fell in love. It was the perfect spot on which to build a luxury resort.”
  • The Royal Sands took around three years to build, before it opened its doors in December 2017. The five-star resort, a joint venture between the Royal Group of Cambodia (www.royalgroup.com.kh) and Swiss investors, represented by Mr. Luzi Matzig, is designed to make the most of the beachfront property. All the villas are ocean-facing and private.
  • Our 67 villas reflect our commitment to providing an ambience of luxurious relaxation and calming inspiration. The bedrooms are spacious and positioned so as to allow guests to enjoy the best views from their beds. The bathrooms are equally spacious, featuring indoor and outdoor rain showers. Tropical, uncluttered décor provides a contemporary and relaxing feel.
  • Each villa is freestanding and offers high-quality amenities. They are fitted with Super King-size beds. Sofa beds for additional guests are available on request. Sofas are located inside, with day-beds on the outdoor area, offering guests a variety of options on which to relax.

Booking policy

  • No booking or credit card fees.
  • No prepayment needed – pay at the property.
  • No credit card needed to book. We'll send you an email confirming your reservation.
  • Only registered guests are allowed in the guestrooms.
  • All rates are subject to change without notice if booking is still not confirmed. These rates are available only for bookings made with Auasia Travel and NOT available from the hotel directly. Supplements will not be calculated automatically in the total costs and have to be paid separately in the hotel.

Children policy and bed

Child policies

  • Normal occupancy is 1-2 persons per room.
  • 2 adults and 2 children in a room is possible when 1 child (under 5 years) shares the same bed with parents. The second child must take an extra bed (surcharge applies).
  • Children of any age are welcome.
  • Children under 5 years stay free on existing bed. Only 1 child per room.
  • Children aged 12 years and above are considered adults at this property.
  • One child sharing the existing bed(s) is charged only for breakfast.
  • A further child must take an extra bed (surcharge applies).
  • To see correct prices and occupancy information, please add the number of children in your group and their ages to your search.
  • The maximum number of extra beds and cots allowed is dependent on the room you choose. Please check your selected room for the maximum capacity.

Extra Bed

  • Only 1 extra bed per room.
  • Any type of extra bed is chargeable, and only 1 child (1-12 years per extra bed in each room).
  • Extra beds are for children only - not adults.
  • Extra beds need to be booked in advance, at the time of booking.
  • Supplements are not calculated automatically in the total costs and will have to be paid for separately during your stay.

Cancellation/prepayment

The “cancel by certain date” policy

  • A hotel booking cancellation policy can depend on several factors, such as the rate of the booking and the date of check-in.
  • This type of cancellation policy gives travelers the option to cancel hotel reservations free of charge up until a certain date.

Charge a standard cancellation fee

  • If cancelled or modified up to 7 days before date of arrival, NO fee will be charged.
  • If cancelled or modified up to 4-7 days before date of arrival, 100% of the first night will be charged.
  • If cancelled or modified after 3 days before date of arrival, 100% of the reservation will be charged.
  • In case of no-show, 100% of the reservation will be charged.

The prepaid, nonrefundable hotel reservation policy

  • This type of hotel booking requires payment for the entirety of the reservation at the time of booking and is nonrefundable.
